The application is made to the Economic Development Board. (“EDB”). Immigration laws in Mauritius allow foreign citizens who have resided in Mauritius for a period of at least 10 years to become eligible for a Permanent Residence Permit (PRP) as well as purchase of real estate. Only the principal permanent residence permit holder may acquire only one apartment in a building with at least two floors above ground floor for his/her personal residence. An application to acquire the apartment for residential purposes has to be made to the EDB. Dependents are not entitled to purchase an immovable property.
While processing the application at the EDB, it is essential that the applicant be physically present for the submission of the application.
Non-citizens are also entitled to purchase residential property under special schemes known as the Integrated Resort Scheme (IRS) and the Real Estate Scheme (RES). Properties under these schemes are sold at a minimum lawful price of USD 375,000 and a person who has acquired an IRS property is automatically granted a PRP valid for 20 years.
